About this calculator

A home loan EMI is calculated on the reducing balance: each month interest is charged on the outstanding principal and the rest of the EMI repays principal. On a ₹50 lakh loan at 8.5% for 20 years the EMI is about ₹43,391 and total interest is about ₹54,13,879 — nearly the loan amount again.

Frequently asked questions

What happens to my EMI when the repo rate changes?

For repo-linked loans the rate resets at least every three months. Most lenders keep the EMI and change the tenure; under RBI’s 2023 rules you can instead ask for a higher EMI, a longer tenure (within limits), a switch to fixed rate, or prepay.

Does the EMI include insurance?

No. Property or loan-protection insurance is separate and optional; if financed, it increases the loan.

What is pre-EMI?

For under-construction homes you pay only interest on the amount disbursed until full disbursal; regular EMIs start afterwards. Many lenders let you start full EMIs earlier.
