What you need to know

PMAY is the central government’s housing-for-all programme. PMAY-Urban 2.0 (approved August 2024) aims at 1 crore urban houses over five years through four verticals, including an interest subsidy on home loans. PMAY-Gramin has been extended for FY 2024-25 to 2028-29 with 2 crore more rural houses. The CLSS subsidy of PMAY-U 1.0 has closed.

PMAY-U 2.0 verticals

Beneficiary-Led Construction (BLC)

₹2.50 lakh assistance to build on own land.

Affordable Housing in Partnership (AHP)

₹2.50 lakh per unit in partnership projects; TIG ₹1,000 per sq m.

Affordable Rental Housing (ARH)

Rental housing for migrants and workers; TIG ₹3,000 per sq m.

Interest Subsidy Scheme (ISS)

4% subsidy on first ₹8 lakh of home loan for houses up to ₹35 lakh.

Frequently asked questions

Is PMAY still available in 2026?

Yes — PMAY-U 2.0 and PMAY-G are both running. The old CLSS under PMAY-U 1.0 is closed.

Can both husband and wife claim PMAY separately?

No. The beneficiary is the family (husband, wife and unmarried children); one benefit per family.
