Stamp duty and registration fees are state levies paid when a property sale is registered. Together they typically add 5% – 10% to the cost of a home, depending on the state, the buyer’s gender and whether the property is urban or rural. Duty is charged on the higher of the agreement value and the government circle (ready-reckoner) value, and cannot be financed by the home loan except for homes costing up to ₹10 lakh.
